Westerra provides Management services for Office, Retail, Industrial and Medical Buildings.
Reporting: Westerra provides timely (reports sent out by the 5th of each month), accurate, and useful monthly report information in a format to meet the exact and unique requirements of our clients. The monthly report system enables us to provide quarterly, semi-annual, and annual analysis and to insure that a property is operating in the most efficient manner possible and is moving along within the parameters of a strategic property plan to achieve owner goals. We use, state of the art, Skyline Property Management software, that addresses the unique reporting needs of various real estate property categories. The detail of these operating reports can greatly simplify our client's individual accounting and tax preparation needs.
Operations and Maintenance: Through its involvement, Westerra provides many value-added services including operations maintenance, tenant relations, insurance compliance, vendor selection, and Emergency on call service. It is our responsibility to direct the general building maintenance, energy conservation measures, negotiate service and supply contracts, maintain administrative records, insure tenant insurance compliance, manage insurance claims and monitor the requirements of governmental agencies. Completion of these tasks is an integral part of a successful property. Through relationships with trusted vendors, Westerra provides, timely, friendly, cost effective service appreciated by your tenant.
Accounting: Westerra’s automated monthly billing system calculates changes in monthly base rent payments, pass throughs, recovery items, CAM charges, CPI adjustments, and other lease charges. Tenant invoices are mailed on before the 25th of each month. Daily deposits are made as payments are received using our advanced desktop deposit system.
Marketing: Westerra will provide leasing support services to help market and advertise your property within the guidelines of an approved budget. We work closely with local leasing agents to fill vacancies and to renew leases.
Tenant Relations: Good tenant relations are essential to a successful property. Westerra believes in building good business relationships with tenants. These relationships are built through regular tenant contact, quick response times to tenant questions and problems and proper lease administration.
Tenant renewal/Expansion: Good Tenant relations influences long term tenants, leading to renewals and tenant expansion. Westerra coordinates all lease renewal activity and tenant expansions.
Construction Management: Westerra oversees tenant improvement or any construction related projects by coordinating with tenants, local municipalities, any government agency, and contractors.
Leasing: Westerra provides leasing services as diredcted by the Landlord. Our goal is to maximize the value of your investment.

In lease negotiations our primary concerns are; 1) credit worthiness of the prospective lessee, and 2) risk/reward for the property owner. Each lease proposal whether generated by Westerra or a cooperating broker is analyzed to determine the likelihood of successful lease completion. In addition the total lease cost to the owner is evaluated against income to project the effect each lease proposal will have on profitability and property value.
Westerra cooperates with local, regional and national brokers who bring us prospective tenant proposals. Leasing fees are equally shared with cooperating brokers. We have also cooperated with owner appointed exclusive leasing agents.
Westerra has the ability to market multiple commercial property types including retail centers, office, industrial, apartment communities, storage unit facilities and mobile home parks. We use the knowledge gained from value-added real estate management services to provide detailed information in assisting our clients in transactions. Through our network of reputable companies, you are provided with multiple sources of financing, legal council, timely engineering or environmental reports, and other necessary tasks to close the deal. Westerra’s experience and knowledge will professionally and thoroughly represent you as a buyer or seller.
Westerra represents clients using a more detailed approach! We do not run with more than we can effectively handle. We position assets for sale by preparing marketing materials and exposing the assets to every prospective buyer possible using our own in house data base, Loopnet, City Feet, and CCIM.net. We are not concerned with splitting commissions with outside Brokers.
